First we would need to know what your “must haves” are in your next home, such as location, school district, what type of home (single family, townhome, condo), how many bedrooms and baths, what size and style, fixer upper vs. move-in condition, etc. We will also discuss the resale and long-term equity potential to you.

The next step is to get pre-approval for your mortgage. It is imperative you consult with an experienced mortgage broker or loan officer at the beginning of the home buying process. In today’s market, a seller wants to know you have the financial ability to complete the purchase of their home. If you don’t know a good lender, we have several excellent lenders we work with.

We have extensive knowledge of the real estate market and work all areas of the Denver metro area. We will set you up on an automatic daily home search based on your criteria, price range, etc. For any property you are interested in, we will research additional information about the selling price of similar homes in the neighborhood, property taxes, how long the seller has owned the home, etc.

Once you have found a home you want to buy, we will discuss what price to offer, terms, conditions, dates, negotiation strategies, as well as timing of the inspection, appraisal and closing. When a contract is accepted, we will guide you through inspection issues, getting the home appraised, and reviewing all documents for closing. We will work with the title company to make sure the entire process is smooth and all dates and deadlines are met. From contract acceptance until closing is usually between 30 and 45 days. Our goal is that when you get your keys at closing, you feel you have been represented well and we have exceeded your expectations. Our business is based on referrals and repeat customers. Our relationship isn’t over at closing. We are always available to answer questions and assist in any way we can.
